The Maroochydore City Centre Priority Development Area (PDA) was declared at the request of the Sunshine Coast Council on 19 July 2013. Declaration of the PDA provides the opportunity to support economic development, build much needed infrastructure and create a new central business district for the Sunshine Coast.

The PDA is located in central Maroochydore on the Sunshine Coast, approximately 100 kilometres north of Brisbane CBD. The PDA covers council owned landholdings including the current site of the Horton Park Golf Club and private land on Dalton Drive, Maroochydore, with a total site area of approximately 60 hectares.

Planning of the PDA was managed by Sunshine Coast Council.

Development of the PDA will establish Maroochydore as the pre-eminent centre in the Sunshine Coast for economic activity, employment and the provision of higher level services. Development will include opportunities for commercial, retail, mixed-use, and high and medium density residential development. Development will also include new road transport, public open space, community facilities and infrastructure necessary to service the Maroochydore Principal Regional Activity centre and reflect the regional role of the city centre.

All development applications for the PDA are to be lodged with and assessed by Economic Development Queensland (EDQ).

Maroochydore City Centre PDA development scheme

The Maroochydore City Centre PDA development scheme was approved by the state government on 11 July 2014 and subsequently amended in April 2016.

The development scheme is the planning document that assists in planning, carrying out, promoting, coordinating and controlling the development of land in the PDA. All development applications within the PDA are assessed against the development scheme.

Development scheme amendment

In order to improve the operation of the Maroochydore City Centre development scheme, an amendment to the scheme was undertaken. The amendment was made in accordance with the requirements of the Economic Development Act 2012 (ED Act) and became effective on 22 April 2016.

The proposed amendment to the Maroochydore City Centre PDA development scheme was publicly notified from 4 December 2015 to 24 December 2015 (the submission period). During the submission period all interested parties—including the community, residents, and business operators—were invited to view the proposed amendment to the development scheme and make a written submission.

Submissions received during the notification period were considered by the Minister for Economic Development Queensland (MEDQ) and it was determined that no further changes were required to the proposed amendment.
